Five decisions, in the order they matter
Most new-build roof conversations start with appearance and price per square metre. That is the wrong end. In Namibia the decisions that determine whether the roof is still sound in twenty years, in rough order of importance, are these.
- Pitch and shape: how steep, how many planes, how many valleys and junctions. Every valley and abutment is a future leak candidate; simple roofs leak less.
- Material and profile: what the roof is made of and how the sheets or tiles interlock.
- Coating and colour: what protects the material from UV and salt, and how much heat the roof puts into the house.
- Insulation and ventilation: whether the roof space is a heat trap or part of the cooling strategy.
- Fixings and detailing: the small components that decide whether the roof survives wind and thermal movement.
The realistic options

Pitch, span and why low roofs leak
Pitch decides how fast water leaves the roof, and how much time wind has to push it back up the laps. Every sheet profile has a minimum pitch it is designed for, and going below it is the single most common cause of a brand-new roof leaking in its first rainy season.
Low-pitch roofs are not a mistake in themselves — they suit the architecture in much of Namibia and cope well with wind. They just need the right profile for the pitch, longer end laps or ideally no end laps at all, sealed side laps, and a concealed-fix system where the pitch is very shallow. Ordering sheets in single full lengths from ridge to gutter removes the most vulnerable detail on the roof entirely.
In the north, where wind-driven rain arrives sideways, treat the profile's stated minimum pitch as a floor rather than a target, and increase fixing density along edges and ridges where uplift is highest.
Colour, coating and keeping the house cool
In a country with this much sun, the roof is the main route heat takes into a house, and the choices are made at design stage or not at all.
Lighter roof colours reflect noticeably more solar heat than dark ones, and the difference is felt in the rooms below and in what you spend cooling them. Dark charcoal roofs look striking and run hot; that is a real trade-off, not a detail.
Coating systems matter twice over: they protect the steel, and they hold the colour. Under Namibian UV, cheaper coatings chalk and fade years before better ones do, and once a coating has chalked, the sheet beneath it is exposed. Ask for the coating system by name and what the supplier warrants it for in your specific area — the answer should differ between Windhoek and Walvis Bay.
- Insulate at ceiling level as a minimum; add a reflective foil or blanket under the sheeting where budget allows, and the roof space stops radiating into the ceiling.
- Ventilate the roof space. Moving air removes trapped heat and, just as importantly, prevents overnight condensation under a metal roof.
- Generous eaves overhangs shade walls and windows, keep rain off the wall face, and cost very little at build stage.
- Plan for solar now, even if you install later: mounting points designed into the roof are watertight; ones drilled in afterwards are the leaks of the future.
What to put in the specification
- Sheet profile, gauge and coating system by name, plus the minimum pitch that profile requires.
- Fastener type and corrosion class, explicitly matched to the location — marine class anywhere near the coast.
- Flashing material compatible with the sheet, with folded and lapped details rather than sealant-dependent ones.
- Sheet lengths: full-length ridge-to-gutter runs where possible, and a stated end-lap length where not.
- Fixing density, including increased density at edges, ridges and corners for wind uplift.
- Gutter and downpipe sizing for the actual rainfall intensity of the region, not a default.
- Insulation and ventilation strategy, stated rather than assumed.
- Cutting method and swarf removal on site — no angle-grinding on coated sheets, filings swept the same day.
- Workmanship guarantee period in writing, alongside the material warranty, and what voids each.
The mistakes that cost the most later
- Choosing a profile that cannot handle the design pitch, then trying to fix it with sealant.
- Saving money on fasteners. Re-screwing a whole roof costs many times what the better screws would have.
- Complicated roof geometry for the look of it. Every valley, box gutter and abutment is a maintenance liability for the life of the building.
- Undersized gutters and too few downpipes, which overflow in exactly the storms that matter.
- No insulation or ventilation, giving you a house that is hot all afternoon and condensation-damp in the mornings.
- Leaving solar, geyser and extractor penetrations to be drilled in later by whoever installs them.
- Mixing metals in the roof assembly, which corrodes the less noble one — worst on the coast, but not exclusive to it.
