What the fog belt actually does to a roof
Swakopmund, Walvis Bay, Henties Bay and Lüderitz sit in one of the most corrosive roofing environments on the planet, and it has almost nothing to do with rain. Cold Benguela water meeting warm desert air produces advection fog that rolls inland overnight and burns off late in the morning. For those hours, every roof in town is wet with a film of moisture carrying dissolved sea salt.
Salt is hygroscopic — it pulls moisture out of the air and holds it against the metal long after the fog has gone. So the roof is not wet for four hours; the salt deposit on it stays damp for far longer, and it keeps working while the sun is up. Add near-constant onshore wind depositing fresh salt every day and you have an electrochemical cell running on your roof year-round.
This is why coastal roofs fail in a specific order. Not the middle of the sheet, which is protected by its factory coating, but the places where bare metal is exposed or where two different metals meet: cut edges, drilled holes, screw heads, overlaps, flashing junctions, gutter seams and any scratch made by a boot or a dropped tool during installation.

Knowing what fails first tells you where to look and what to insist on in a quote.

What to specify on the coast (and what to refuse)
Almost every genuinely long-lived coastal roof in Namibia gets three things right: the coating class, the fastener class, and the detailing at edges. Everything else is secondary.
- Coating class matters more than sheet thickness. A heavier gauge sheet with a light coating will rust faster than a lighter sheet with a marine-grade coated finish. Ask which coating system is being supplied and what the supplier rates it for in a marine environment — not just the colour name.
- Fasteners must be rated for marine exposure, and they must be compatible with the sheet. Stainless or high-corrosion-class coated fasteners cost noticeably more per screw and are irrelevant next to the cost of re-screwing a roof in five years. Insist the class is written on the quote.
- Never mix metals. Galvanised flashing against an aluminium-zinc coated sheet, or a copper component anywhere upstream of steel, will corrode the less noble metal quickly. Every component in the roof assembly should be compatible.
- Cut edges should be minimised and treated. Sheets ordered to length beat sheets cut on site. Where cutting is unavoidable, it should be done with a nibbler or shears rather than an angle grinder, filings must be swept off the same day, and edges should be sealed.
- Fold and seal rather than rely on sealant alone. Sealant is a consumable at the coast — UV and salt degrade it. Details that work mechanically (proper overlaps, folded upstands, correct flashing laps) survive; details that only work because of a bead of silicone do not.
- Insist that swarf and off-cuts are removed before hand-over. Steel filings left on a coated roof after installation rust into the coating and start pinhole corrosion within a season. This is the most common avoidable defect on new coastal roofs.
The maintenance habit that changes everything: rinsing
Inland, rain washes salt and dust off a roof several times a year. On the Namibian coast there is effectively no rain to do that job, so salt accumulates continuously and never leaves. This is the single biggest reason coastal roofs underperform their inland equivalents.
Rinsing a coastal roof with clean fresh water — particularly the sheltered areas that fog wets but nothing ever washes, such as under eaves, behind parapets, inside gutters and along the underside of overhangs — removes the salt deposit that drives the corrosion. It costs almost nothing and is close to the only free maintenance available.
Areas that stay sheltered from any washing are exactly where corrosion appears first. If you inspect only one part of a coastal roof, inspect the parts that never get wet from above.
- Rinse the roof, gutters and flashings with fresh water at least twice a year; more often if the property is within a few hundred metres of the shoreline.
- Clear gutters of windblown sand — damp sand sitting in a gutter is a permanent corrosion poultice.
- Touch up scratches and boot marks as soon as you find them, with a compatible repair coating rather than ordinary paint.
- Check fastener heads yearly. Rust streaks below the screw line are the earliest visible warning that the fixings, not the sheets, are failing.
- Look for white powdery chalking on the coating; it means the coating's UV protection is spent and the sheet is now exposed.
Walvis Bay industrial roofs are a different problem
Harbour, logistics, processing and workshop roofs around Walvis Bay combine everything corrosive at once: salt air, long unbroken sheet runs, dozens of penetrations, long internal box gutters and — around fish and chemical processing — extraction air that is corrosive in its own right.
On these roofs the box gutters and penetration flashings are almost always the maintenance priority. A box gutter that perforates discharges water into the building rather than off it, and because it usually sits above a ceiling or insulation layer, the damage is well advanced before anyone sees a drip.
Translucent sheeting deserves separate attention. It embrittles under UV faster than steel corrodes, it is a fall risk long before it looks dangerous, and it is a common leak source once the fixing holes have elongated.
Why a coastal quote should not look like an inland one
If you are comparing a coastal quote with a price a friend paid in Windhoek, you are comparing two different jobs. The coastal one should specify better fasteners, more edge treatment, compatible flashing metals and often more preparation work. It should cost more, and the extra is not margin — it is the part that makes the repair last.
The reverse is also true: a coastal quote priced like an inland one is telling you something about the specification. Ask exactly which fastener class and which coating system are included before you accept it.
