The first rule: water travels
Water entering a roof rarely drops straight down. It runs along the underside of a sheet, follows a purlin or truss until something interrupts it, wicks sideways through a ceiling board, and finally appears at the lowest point of that path — which can be several metres from where it got in, and often on the other side of a room.
That is why chasing the stain almost never works and why a roofer who goes straight to the ceiling mark and seals whatever is above it is guessing. The useful questions are not 'where is the stain' but 'when does it appear, how fast, and what is the water doing before it gets there'.
In Namibia there is a second complication: not every ceiling stain is a roof leak. Condensation under a metal roof, a plumbing or geyser overflow, and driven rain entering at a window head or parapet all produce marks that look identical from underneath.
Symptom to likely cause
Start with what you can observe from inside, in daylight, without going onto the roof.

What to check from inside, safely
The ceiling void is the best diagnostic room in the house, and you can learn most of what a roofer needs without ever getting onto the roof.
- Go into the ceiling void during daylight with the lights off and look for pinpricks of light — daylight through a roof is a hole in a roof.
- Look for dark staining, mould or salt-like tide marks on the underside of ceiling boards, on purlins and on truss members. Old dry stains mean a historic leak; darker soft areas mean it is active.
- Trace stains uphill. Follow the timber and note the highest point where staining is still visible; the entry point is at or above that.
- Feel for damp insulation. Wet insulation stays wet for weeks and keeps damaging the ceiling long after the rain stopped.
- Note whether the leak coincides with rain, with wind direction, with cold mornings, or with running hot water. Each points to a different cause.
- Do not walk on ceiling boards, do not climb onto a wet or fragile roof, and stay off fibre-cement and translucent sheeting entirely — they will not hold a person.
What to look for from the ground outside
- Rust streaks running down from screw heads — failing fixings.
- Lifted, rippled or wavy sheet edges — thermal movement has loosened fixings, and wind will finish the job.
- Flashings that have pulled away from a wall, or visible gaps at chimney, parapet and abutment junctions.
- Sagging or back-falling gutters, plant growth in gutters, or water staining down the wall below gutter joints.
- Cracked, chalked or blistered coating on a flat roof, and any area where water has clearly stood after rain.
- Debris, sand build-up or an old satellite dish base holding water against the sheeting.
- On the coast, look specifically at the sheltered undersides — the parts fog wets and rain never washes.
The four photos that get you a real answer
A roofer can do a great deal of diagnosis from photographs, and photographs travel instantly to a roofer in your town. These four cover most of what is needed.
- The whole roof from a distance, showing shape, pitch, profile and how many planes there are.
- The suspected area up close, ideally showing the flashing, penetration or fixings involved.
- The ceiling stain inside, with something for scale, plus a photo of the ceiling void above it if you can get one safely.
- The access: the driveway, boundary wall, trees and anything that decides how sheets or a ladder can reach the roof.
What to do while you wait for a roofer
- Move furniture and electronics out of the drip path, and put a bucket under it.
- If a ceiling is bulging with trapped water, a controlled small hole at the lowest point drains it and can save the whole board — a collapsing wet ceiling is heavy and dangerous.
- Switch off electrical circuits in the affected area if water is anywhere near light fittings or wiring.
- Photograph everything before you clean up, especially if you intend to claim on insurance.
- Do not apply tar, bitumen paint or expanding foam to a metal roof as a quick fix. It traps water, corrodes the sheet underneath and makes the eventual proper repair more expensive.
